Equus Capital Fund XI raises $250 mln for private real estate

Equus Capital Partners, a real estate investment firm, expects to complete marketing for its 11th fund by mid-2019, a source said.

Equus Investment Partnership XI LP is seeking $350 million, according to an April 2018 SEC filing. Fund XI has closed on $250 million, clinching a $160 million first close in March, the person said.

The hard cap for the pool is $500 million, the source said.

The Newtown Square, Pennsylvania, firm invests in apartments, offices, industrial and retail properties. Equus’s 10th fund collected $375 million in 2015. The firm typically invests $15 million to $25 million equity per deal.

Earlier this month, Equus sold Raintree Corporate Center, a 345,417 square foot office complex in Scottsdale, Arizona, for $91.7 million. The firm in October bought a 299,809 square foot office complex in Malvern, Pennsylvania. It also sold four industrial/R&D properties in Fremont, California, totaling 191,703 square feet, in August.
